Set the stage for success before listing your home. Follow these tips to maximize your sale price.

Declutter Declutter Declutter

Remove all of the clutter in your home. If necessary, hire a storage unit temporarily so that all of the surfaces in your home are free of your valuables.

Take all of your personal items off of coffee tables, side tables, windowsills, kitchen counters. Let the buyer get a feeling for what their things will look like in your home. Remove anything that has been adhered to your fridge or walls with tape, like photos, children’s artwork etc.

Boost your Curb Appeal

The buyers first impression is made before they even step foot into your home!

  • Power wash your driveway and roof if needed.

  • Plant fresh flowers in your walkway. Make sure any plants that are not thriving are removed.

  • Putting down mulch is a quick and inexpensive way to make your landscaping look fresh.

Make your Home Sparkle

This is perhaps the easiest thing you can do. Clean out your kitchen sink before showings. Do not leave dirty dishes. Make sure clothes are put away properly, beds are made and floors are sparkling clean! Are your interior doors clean? If not wipe them down.

Optimize the Buyers View

Do they have a clear view of your backyard? Maybe there is a chair or umbrella in the way, blocking the view of the pool? Re-arrange the Living Room to optimize the view and draw the buyer’s attention to the outdoors.

Your Home may Look Clean, bBut does it Smell Clean?

Try not to cook food with heavy odors that linger while you are actively showing. Our beloved pets sometimes leave behind their scent. Light candles or buy the glades plug ins and scatter them around the house. Speaking of pets, always remove bowls before a showing.

People Love “Happy” Places Filled with Light.

Open up all of your blinds in every room before a showing. Turn on every single light.

Put on Soft Music.

Create a nice easygoing mood where your buyer can relax.

Always Secure Valuable Items

While most people are very honest, why take a chance when it comes to your valuables. Lock them up somewhere safe.

Greet Buyers at the Door.

If a realtor accompanies them, give them the option to wander through the house alone. You can sit in your backyard or if you have a pet, take a quick walk around block, always staying close by for questions when they are through. You know your house and neighborhood better than anyone. Point out important things that have made the home and area so special and unique for you!
